Zoning:
VVHA considers monitoring zoning decisions one of its primary responsibilities. We consistently monitor Zoning/Variance applications that impact Vinings Village and the contiguous transition areas.
Successfully opposed the Z-60 Rezoning Application from Branch Properties after a year-long pushback by the VVHA Board. Application was withdrawn in August 2023.
- In July 2022, a rezoning application was filed for a proposed mixed-use development at the corner of S. Atlanta & Plant Atkinson Roads.
o 393 apartment units in 5 story apartment buildings
o 796 car parking deck + retail space
o Density: 63.4 residential units per acre
- VVHA Board held multiple meetings with the developer, Cobb County Planning Commission and the Board of Commissioners to express opposition to the rezoning of 6.2 acres from “Heavy Industrial” to “Regional Retail Commercial” in a thriving, high traffic, industrial area that provides essential services to county residents.
- VVHA Board successfully presented opposition at Zoning Hearings with the Cobb County Planning Commission & Board of Commissioners in July and August 2023.
Riverview Village (Kroger) Shopping Center on Paces Mill Road - 2024
- Riverview Village (Kroger) Shopping Center, at the corner of Cobb Parkway & Paces Mill Road, is scheduled to be razed in late 2024.
- The property was previously rezoned to mixed-use in 2009.
- VVHA is in communication with the developer (Tri-Kell Investments) to ensure the design conforms to Vinings design standards.
- Density and traffic concerns will be a focus for negotiation.
Former Pilot Station Property on Atlanta Road Zoning Application
- In January 2024, Flournoy Development Group filed for a multi-family development on Atlanta Road at I-285.
- The VVHA Board has met with the developer & is monitoring the zoning application for density & traffic concerns entering/exiting the property.
Vinings Security Program
- Work with Cobb County Police Precinct 3 to ensure monitoring of Flock Camera network.
- Work with Pct 3 Police to manage “Vinings Security Patrol” program.
